JAKARTA - The DKI Jakarta Provincial Government (Pemprov), based on a new policy in the 2022 Spatial Detail Plan (RDTR), provides special treatment for the construction of vertical buildings in mass transportation transit areas. This new rule is contained in the Governor's Regulation (Pergub) No. 31 of 2022 concerning the Detailed Spatial Planning of the DKI Jakarta Planning Area, which was socialized on Wednesday (21/9/2022). The regulation said that the closer vertical residence to a transportation transit area, the building can be taller than other building.
"So when a site is around the station radius of 800 meters, the site can become a tall building," said DKI Jakarta Governor Anies Baswedan.
This needs to be done to encourage the needs of residents who originally lived in remote places to get decent, affordable housing and easy accessibility in the city. "Residents no longer need to travel 1.5 hours - 2 hours from outside to enter the city. Then, there is no need to buy a private vehicle because he lives in a place that can be reached by public transportation," he said.
Furthermore, Pemprov DKI projects that the licensing of high-rise buildings in the TOD area will have a significant effect on prices. For example, a 1 hectare of land that initially can only be built for a 10-story building, but if 1 hectare can be used for a 20-story building, the price of each unit will be more efficient.
According to Anies Baswedan, the previous permit did not allow tall buildings on a certain land area was a factor in the high rental price per unit. No wonder people are looking for housing in the satellite area of Jakarta. In addition to allowing the construction of tall buildings, Jakarta is currently intensively operating public transportation services planned to run 24 hours. Later, these conditions can be more profitable for residents in the TOD area.
